Skylight Repairs: How to Fix Leaks Around Roof Windows
A leaking roof window does not always need replacement. Water may enter through its flashing, surrounding covering or drainage channels, while condensation can cause similar marks. Diagnosis should separate a roof-junction defect from a problem within the window.
The inspection should cover
- The window model, pitch and suitability of the flashing kit.
- The covering and drainage path around the frame.
- Glazing, seals and signs of internal condensation.
Record when the leak occurs and whether opening or weather conditions affect it before choosing a repair.
Include the surrounding roof and interior
A roof-window quotation should cover the compatible flashing or upstand, surrounding roof repairs, insulation and internal making good. Ask how condensation risk and ventilation have been considered. For an existing leak, identify the model where possible and provide the repair history. Replacing a window without addressing an unsuitable surrounding detail may leave the problem unresolved.
