What Is EPDM Rubber Roofing? Cost, Lifespan, and Benefits
EPDM is a synthetic rubber membrane used to waterproof suitable flat-roof assemblies. Its flexibility is useful, but the seams, edge details and substrate determine the finished roof's performance. Cost and useful life depend on the complete specification.
Understand the three main questions
- Suitability: does the deck, geometry and intended use fit the system?
- Cost: what preparation, insulation and junction work is included?
- Longevity: what do product documentation and maintenance requirements actually say?
Material warranties and workmanship guarantees cover different parts of the work. Ask your roofer to explain the options and the cover that applies to your roof.
Look closely at the details
The field membrane is only one part of an EPDM roof. Adhesives, seams, corners, outlets and wall terminations must be compatible and installed as specified. Ask how existing materials will be prepared and how the roof will be protected during future maintenance. A clear record of the installed system makes later repairs easier to specify.
