01 / A new damp patch
A fresh stain or damp area near a ceiling, chimney or roof window is worth investigating. Note when it appears and how it relates to rain. Water can travel before becoming visible, so the stain’s position is not necessarily the entry point.
02 / A visibly displaced tile or slate
From ground level, you may notice an uneven covering, a missing piece or debris. Take a photograph if safe and describe where it is. Do not use a ladder or climb onto the roof to check it yourself.
03 / Water spilling over a gutter
Repeated overflow, staining below a joint or water running down a wall can point to a blockage or a problem with the gutter’s fall, outlet or condition. Note whether it occurs in light rain or only during a downpour.
04 / Changes around a chimney
Loose-looking material, deteriorated joints or a change in the chimney’s appearance should be described when you call. Keep away from areas where anything may fall. An assessment needs to consider the masonry and the connected roof details.
05 / The same problem returning
Repeated repairs in one area are a reason to step back and review the diagnosis. Keep previous invoices or photographs and explain what has already been tried. A useful next assessment should consider why earlier work has not resolved the symptoms.
Keep observations safe and simple
Photographs from the ground or inside the home can help start the conversation. Roof surfaces can be fragile or slippery. If there is an immediate risk from falling material, collapse or water near electrics, keep clear and seek appropriate urgent assistance.
