Chimney Repointing vs Complete Removal: What's Best for Your Property?
Repointing and chimney removal solve different problems. Repointing renews defective joints in an otherwise suitable stack; removal changes the building and may affect structure, appearance and shared features. An unused chimney is not automatically a candidate for demolition.
Compare the two options properly
- Assess masonry stability and whether local repairs would restore it.
- Establish ownership, flue use and any shared or party-wall implications.
- Check the approvals and structural design needed before agreeing removal.
Obtain specialist advice where removal is proposed; a repair quotation should not be treated as approval to demolish.
Agree the limits of the repair
Chimney pointing, flashing and structural repairs are different scopes. Ask which parts have been assessed and which specialists may be needed. Shared stacks and working flues introduce additional considerations. Before proceeding, clarify access, protection below the work and how loose material will be handled. Completion photographs should show both the masonry and its junction with the roof.
