Do I Need a New Roof?
A new roof is usually worth considering when several parts of the roof are failing together. A single slipped tile, damaged flashing or isolated leak may still be repairable. The decision should come from an inspection of the covering and supporting layers, not age alone.
Signs that replacement may make sense
- Leaks keep returning in different places after competent repairs.
- Battens, fixings or the roof deck are deteriorating across a wide area.
- Repeated scaffolding and patching would leave most of the underlying problem untouched.
Ask for separate repair and renewal scopes, with photographs explaining why each option is suitable.
What a useful repair quotation includes
The proposal should name the defect, the area being repaired and the materials that will connect to the existing roof. Ask whether surrounding coverings and concealed layers are assumed to be sound or have been inspected. If opening the roof reveals more damage, agree how photographs, approval and any price change will be handled before additional work begins.
