Do You Need a Chimney Removal? Pros, Cons, and Dulwich Regulations
Removing a chimney may reduce a maintenance burden, but it can also affect structure, neighbouring property and the appearance of the roof. The first step is to establish why removal is proposed and what the chimney supports or serves.
Before deciding to remove a stack
- Check flues, appliances, ownership and any shared construction.
- Arrange structural advice for the proposed extent of removal.
- Confirm relevant planning, heritage, building-control and neighbour procedures.
Ask for a written design and approvals advice; removing only the visible stack can still have consequences elsewhere in the building.
Keep decisions and drawings together
Prepare a description of the existing roof and the proposed work, supported by photographs and drawings where appropriate. Establish who will obtain the relevant advice or approvals and retain the written outcome. If the specification changes, revisit those checks before work proceeds. Planning, structural design and the building contract address different questions; one does not automatically settle the others.
