How to Spot Lead Flashing Damage Before It Causes Internal Damp
Flashing damage can cause intermittent leaks that are easily mistaken for failed tiles. Split lead, loose terminations and poor laps are common inspection points. The masonry above the flashing also matters because water can enter from higher up.
Clues around flashing
- Damp recurs beside a chimney or where a roof meets a wall.
- Visible lead is lifted, split or detached from its termination.
- Previous sealant patches have failed repeatedly.
Ask the roofer to inspect the complete junction, including masonry, soakers and the route of water beneath the covering.
Avoid treating a junction as a surface
A durable junction depends on where water is directed, how materials overlap and how they move. Covering a visible split with sealant may not address those requirements. Ask whether the existing detail is fundamentally suitable or needs re-forming. Repairs should also consider adjoining mortar, brickwork and roof coverings so a new weathering detail is not undermined by a nearby defect.
