Is my flat roof failing?
A flat roof can leak at an outlet or edge while most of its waterproof covering remains sound. More extensive failure is suggested by widespread splits, loose seams, persistent ponding or a soft deck. A surface patch cannot repair weakened timber underneath.
What the symptoms can tell you
- A leak beside a rooflight may originate at its upstand or flashing.
- Water remaining in deep pools may indicate poor falls or obstructed drainage.
- Soft areas or sagging require assessment of the supporting structure.
Do not walk on a suspect roof to investigate; arrange an inspection with safe access.
The covering is only part of the roof
A flat roof also needs a dependable deck, a planned route for rainwater and suitable details around walls and openings. If insulation is present, its condition matters too. A leak repair should not leave wet or weakened material concealed without assessment. Explain any use of the roof by other trades, because access and equipment can affect the specification.
