Chimney Repair and Maintenance: Protecting Your Home from the Top Down
Chimney repair is more than replacing a strip of lead. The stack, mortar joints, top weathering and roof junction all have separate jobs. A lasting repair depends on finding which part has failed instead of coating the entire stack and hoping to seal it.
Separate the likely defects
- Damaged mortar joints may need compatible repointing.
- Loose or cracked top weathering can admit water around pots.
- Poor flashing or soakers can leak at the junction with the roof.
Ask for photographs identifying the defect and a scope that explains which chimney components will be repaired.
Agree the limits of the repair
Chimney pointing, flashing and structural repairs are different scopes. Ask which parts have been assessed and which specialists may be needed. Shared stacks and working flues introduce additional considerations. Before proceeding, clarify access, protection below the work and how loose material will be handled. Completion photographs should show both the masonry and its junction with the roof.
