How to Properly Maintain a Slate Roof for Longevity
Slate maintenance should preserve sound material and address failed fixings or junctions. Old slates can remain useful even when other roof components need attention. An inspection should distinguish broken slate from fixing failure and wider underlay or batten deterioration.
Protect useful existing slate
- Replace damaged units with compatible slates and suitable fixings.
- Have recurring slips investigated rather than endlessly patched.
- Keep valleys and gutters functioning without walking on the covering.
Avoid aggressive cleaning that could damage the slates or drive water beneath them.
Retain sound material where practical
A slate inspection should distinguish the condition of the stone from that of its fixings, battens and underlay. Those components do not necessarily fail at the same time. Where renewal is proposed, ask whether suitable existing slates can be graded for reuse and how new units will match the retained roof. Include flashings and valley details in the scope.
