Flat Roofing Explained: Options, Costs & Design
Flat roofing combines a waterproof covering with a supporting deck, drainage and often insulation. The roof is not intended to rely on a perfectly level surface; water needs a planned route to outlets. Choosing the complete assembly is more useful than choosing only a membrane.
Your main decisions
- Compare suitable felt, GRP and EPDM specifications.
- Establish the condition of the deck and the required insulation arrangement.
- Include edges, rooflights, access and maintenance in the price.
Ask for a written breakdown and a clear explanation of repair versus renewal where the existing roof has defects.
The covering is only part of the roof
A flat roof also needs a dependable deck, a planned route for rainwater and suitable details around walls and openings. If insulation is present, its condition matters too. A leak repair should not leave wet or weakened material concealed without assessment. Explain any use of the roof by other trades, because access and equipment can affect the specification.
