The Longevity of Tiled Roofs: How Long Do They Last?
There is no universal replacement date for tiled roofs. The product, installation, exposure and supporting components all affect condition. A tile may remain intact while fixings or underlay need attention, so a complete inspection is more useful than an age estimate.
Look at the whole system
- Check cracking, movement and the availability of matching replacement units.
- Assess ridges, verges, battens and fixings where accessible.
- Review the history and spread of leaks.
Use inspection evidence and the product documentation to plan maintenance or renewal rather than relying on a general lifespan claim.
Check the complete roof specification
The quotation should identify the tile product, supporting layers and fixing arrangement, with suitable ridge, hip and verge details. Changes in tile weight or pitch suitability should be resolved before ordering. Where existing tiles remain, confirm that replacements are compatible rather than merely a similar colour. Ask for completion photographs of details that are difficult to inspect later.
